Taxes and fees when buying in Andalucía

ITP transfer tax, IVA and AJD on new-build, notary, land registry and legal fees — exactly what you pay on top of the purchase price, and the ongoing costs after.

The headline price is never the whole story. Here’s what’s added, for Andalucía.

On a resale property

  • Transfer tax (ITP): 7% of the price in Andalucía. This is the big one.
  • Notary fees: roughly €800–€2,200, scaled to price.
  • Land registry: roughly €600–€1,800.
  • Legal fees: around 1% for your independent lawyer.

Total: budget about 10–13% on top.

On a new-build (from a developer)

  • VAT (IVA): 10% of the price.
  • Stamp duty (AJD): 1.2% in Andalucía.
  • Plus notary, registry and legal as above.

If you take a mortgage

Expect roughly another 1–1.5% for valuation, arrangement and the bank’s own costs.

Ongoing costs after purchase

  • IBI (annual property tax) — set by the town hall, modest relative to the value.
  • Community fees — for apartments and gated urbanizations (pools, gardens, security).
  • Rubbish/basura charge and utilities.
  • Non-resident income tax — if you own as a non-resident, even without renting, Spain levies a small imputed tax. If you rent, the rental income is taxable.
  • Wealth tax — can apply at higher net worths; take advice on structuring.

For most buyers, the safe rule is: add ~12% to the price for one-off costs, then plan for community fees and IBI annually. Always confirm current rates with your lawyer — this is guidance, not tax advice.
